  • We will listen to and consider all reasonable requests.
  • If you meet your obligations as a tenant, we will act as your advocate.
  • We are totally informed of the Residential Tenancy Act and other relevant regulations, and we genuinely support and respect your rights under the Act.
 
Tips when you're sharing
 
Paying the rent
  • Nominate one person to be responsible for making the payment.
  • Ensure that the payments are made in weekly lots. It is our experience that when sharing tenants pay their portion of the rent direct to us, problems invariably occur. As time passes, someone fails or forgets to pay their share and the rent falls into arrears. You should be aware that all tenants are jointly and separately responsible for any debt of the tenancy. In other words, we do not distinguish between your individual payments.
  • Maintain up to date records that clearly show the payment situation, between all tenants.
Water Usage
The same principle applies to water usage, as to paying the rent. So for the same reasons, it is strongly recommended that the total be covered in one payment.
 
What happens when sharing tenants change?
 

As soon as you become aware that there will be a change in the shared tenant arrangements, contact our office. We will arrange for all of the current tenants to meet and complete the formalities in our office. If there is to be a new tenant and it's known who that will be, then they should be at that meeting also.

The process, if the lease agreement is still current is:
  • Notify/confirm in writing details of the change. The notice should show the name/s of tenants vacating, and the date they plan to leave. This should be signed by all tenants, i.e. those leaving and those staying.
  • Any prospective incoming tenant will have to complete and submit an application for tenancy.
  • The prospective tenant will be notified of the outcome of their application.
  • The incoming tenant then pays the share of the bond of the outgoing tenant.
  • Once the bond money is paid across by the incoming tenant, a 'Change of Shared Tenancy' form will be completed and signed by both parties.
  • A new lease agreement (Residential Tenancy Agreement) will need to be signed by all parties (excluding outgoing tenants). This lease will include details of the incoming and continuing tenants but it will only cover the time that is remaining on the original lease.
Note: the Residential Premises Condition Report (RPCR) completed at the commencement of the original tenancy, will be used for the purpose of the renewed lease agreement.
